ABSTRACT

Operations and maintenance (O&M) programs traditionally are formulated plans for training, cleaning, work practices and surveillance to maintain equipment and buildings in good condition. The goal is to effectively and efficiently support the life cycle of the facility and its assets. A robust O&M plan can help eliminate unplanned shutdowns, maximize system operation and reduce costs over the life cycle of each piece of equipment and building system. Successful O&M programs don’t only save money and time, but they can be also the difference between a safe facility and a hazardous one—critical systems’ degradation or part failures can create unacceptable safety risks and accompanying legal liabilities.
