ABSTRACT

This chapter reports on the creation and implementation of a new green office building rating tool. It is intended to provide a market-driven green scoring index for US office buildings that includes buildings below the level of LEED. The index draws from a series of literature summarized in this chapter, including a focus group study to define green office building features, a survey of 708 office tenant surveys for demand and pricing of individual green office building features, and analysis of over 2,200 tenant leases through hedonic analysis of rent rolls. The index also includes qualitative input from institutional industry leaders on how the index could be useful to them in practice. This paper details the creation and first steps towards implementation of the scoring system. A variety of proposed models are analyzed, discussed, and optimized.
