Smart buildings and smart cities have become popular terms encompassing a broad array of projects but lack universally accepted definitions. For example, a survey of definitions of smart buildings showed a variety of opinions (Harris 2012). Generally, the term “smart” refers to a combination of environment sensing, data communications, computation, and automated control leading to benefits in energy efficiency, sustainability, operational efficiency, and ultimately cost savings.
